A setout is the process of marking the exact location of a proposed structure or feature on-site, based on approved plans and survey data. It ensures that buildings, roads, services, and boundaries are constructed in the correct position, at the right levels, and to precise measurements. Accurate setouts are critical for keeping projects on track, avoiding costly mistakes, and meeting regulatory requirements.
Certification for Occupancy
Before a building can be occupied, a Final Survey and Report are often required to certify that the completed works align with approved plans and regulatory standards. The Work as Executed (WAE) plan is a comprehensive record that reflects the final state of construction of the onsite detention system. Deposited Plans/Lodging a Plan
A Plan of Redefinition is prepared to clarify, update, or correct existing survey boundaries when original survey marks are lost, unclear, or no longer align with current site conditions. Our experienced team undertakes precise field surveys and prepares updated plans to legally redefine property boundaries, ensuring accurate, compliant land records for owners, councils, and authorities.
Sliver lots are narrow, often unusable parcels of land that can result from historical subdivisions or boundary adjustments. These small strips of land can create complications for property ownership, access, and development. We help identify, manage, and resolve issues with sliver lots.
A property title is considered “limited” when its boundaries have not been formally verified by Land Registry Services. This means the exact extent of the land has not been definitively established through a registered survey. To convert a limited title into a fully defined one, a Plan of Delimitation is prepared to formally define and record the property boundaries. A licensed surveyor conducts the survey, and the plan is then lodged with Land Registry Services, effectively creating a new, fully verified title.
A Plan of Consolidation, in the context of real estate and land management, refers to a legal document that facilitates the merging or consolidation of multiple parcels of land into a single, unified property. This process typically involves the following aspects:
1. Purpose and Scope: The Plan of Consolidation outlines the intent to merge several contiguous or adjacent parcels of land under a single ownership. This can simplify property management, improve land use efficiency, and facilitate future development or resale.
2. Legal Requirements: It adheres to local planning and zoning regulations, which may require approval from municipal or county authorities. Compliance with these regulations ensures that the consolidation process meets legal standards and does not violate any land use ordinances.
3. Survey and Description: A detailed survey of each individual parcel is conducted to accurately determine boundaries, easements, and existing structures. The Plan of Consolidation includes a precise description of each parcel involved, ensuring clarity regarding the land being consolidated.
4. Consent and Agreement: All affected property owners must consent to the consolidation process, which is typically documented in the Plan of Consolidation. This ensures that all parties involved are aware of and agree to the changes in property boundaries and ownership.
The primary purpose of a Preliminary Plan of Subdivision is to propose the subdivision of a larger tract of land into smaller lots or parcels. This plan helps in visualizing how the land will be utilized for residential, commercial, industrial, or mixed-use purposes.
Section 88B allows for the creation of various types of restrictions, easements, positive covenants, and other interests affecting land or property. These are documented in a Section 88B Instrument.
